Job Description

Exterior Building Restoration & Painting

This project consists of exterior building restoration, waterproofing, masonry repair, and painting work as follows:

Surface Preparation

Clean and pressure wash all building exterior concrete, masonry, metal, wood, gyp board, and stucco surfaces in preparation for repair and coating work.

Sealants & Waterproofing

Remove and replace existing sealants and backer rod at all expansion and construction joints, soffits, window frames, and door frames; seal all penetrations. Remove grout up to ½” at the perimeter of all glass block and fully seal with sealant. Rewet seal all glazing at HM window frames. Excavate down 24″ or to footing to apply waterproofing, then backfill with positive drainage. Remove and replace sealants at building perimeters. Remove and replace door seals and sweeps.

Masonry & Concrete Repair

Patch and repair minor holes, chips, and cracks in masonry walls; repoint masonry as needed. Remove and replace masonry units that are damaged, spalled, or deteriorated. Patch and repair minor cracks and spalling on concrete lintels and columns. Demo and replace deteriorated concrete lintels.

Building Envelope & Finish Repairs

Repair soffits as needed to match existing conditions. Patch and repair interior and exterior wall surfaces damaged by removal and installation of new windows, matching existing finishes.

Protection

Protect existing murals/artwork and metal building letters throughout construction.

Coatings & Painting

Prep and apply coatings to all exterior masonry walls and parapets. Prep and paint downspouts, HM window frames (one side), and HM doors and frames (one side). Prep and paint metal fencing and gates.
